That is a lot of how there are so many dead malls. Whether its a mall or a highway, things will decay over time. The difference with malls is, it gets cheaper and more prospective to built a new one rather than fix your old one. And, the market migrates and leaves your mall to ruin.

And of course, now with the economy in shambles and presumably only going to get worse, malls even without competition are competing with the almighty dollar and consumerism vs necessity.

Forgive me if this idea is buried back in your archive, but, as a developer myself, I want to pull my hair in frustration at the thought of shuttering malls when an ideal solution to multiple problems exist under one roof.

Make the darned things into 21st Century villages! Pull the retail into the core and fill the wings with efficiency apartments. Add pods in clusters in the parking lots and tear up the excess asphalt in favor of gardens. An ageing population would rush to it and cover the conversion costs.
